The Job Challenge
A premier boarding and training equestrian facility in Colorado required protection from dust, debris, and weather during a reroofing project. The priority was ensuring the safety of both the people and horses inside while minimizing disruptions from dust and debris. Additionally, the facility needed to remain operational throughout the construction process.
TuffWrap Solution
To meet these requirements, the TuffWrap SmartSeam® Suspended Cover was installed beneath the roof deck to protect the indoor arena (75×200 feet) and the main barn, which housed 26 horse stalls, wash stalls, a tack room, and an office.
SmartSeam® is the only 100% code-compliant temporary ceiling construction barrier designed for installation below fire sprinklers, allowing facilities to remain operational during construction. The product is flame-resistant, featuring a heat-reactive seam made up of 6′ x 5′ panels that quickly open in case of a fire, enabling sprinklers to activate. A protective dust cap provides additional protection from dust and debris. Made from durable, four-ply polyethylene, SmartSeam® has a diagonal and perpendicular scrim design for superior tear strength and puncture resistance. It meets all required codes, including the International Building Code, FM Approvals, International Residential Code, and International Fire Code.
Conclusion
TuffWrap successfully provided a solution to mitigate dust and debris while protecting the equestrian center’s people, horses, and property. The temporary ceiling installation allowed roofing work to take place during off-hours, ensuring daily lessons, horse care, and business operations continued without interruption. The SmartSeam® solution not only kept the facility safe and clean but also maintained fully functional fire sprinklers, ensuring compliance with safety standards throughout the project.
